Helical Pier Installation: A Step-by-Step Guide

A helical pier is not a temporary fix for a sinking foundation, it’s a permanent structural solution. Instead of patching the symptom, it transfers the weight of the home directly onto stable, load-bearing soil deep underground, so the fix doesn’t need repeating in a few years. That difference, permanent support versus a patch job, is what separates helical piers from cheaper repair methods that only address the settlement, not the cause.

What a Helical Pier Actually Does

A helical pier is a galvanized steel shaft with one or more helix plates welded near the tip, similar in shape to a large screw. Instead of being driven straight down with impact force, it’s rotated into the soil using a hydraulic drive head until it reaches load bearing strata deep enough to support the structure above it. Once in place, a steel bracket connects the pier to the foundation footing, transferring the weight of the home onto the pier instead of the soil beneath it.

This matters for the installation process because everything that follows, spacing, depth, and torque, is dictated by how much weight each pier needs to carry, not by a fixed formula that applies to every house the same way.

Step 1: Foundation Inspection and Engineering

Every legitimate helical pier installation starts with an inspection, not a quote. A foundation specialist examines cracks, uneven floors, door and window alignment, and any visible settlement patterns to determine whether helical piers are the right solution versus push piers or another repair method. Helical piers are often the better choice for lighter structures, such as single-story homes, decks, and additions, since push piers rely partly on the weight of the building itself to reach proper depth.

After the inspection, an engineer designs the pier layout, which determines how many piers are needed, where they go, and how deep each one must reach. This step is not optional for a structural repair, since guessing at pier count or spacing risks uneven support and future settlement in a different spot.

Step 2: Permitting and Scheduling

Once a contract is signed, most jurisdictions require a permit before any excavation begins. Engineering drawings typically take a few weeks to finalize, and permitting timelines vary widely depending on the city and county, sometimes adding another month or more before work can start. This waiting period is the least predictable part of the entire process and is worth asking about directly when getting quotes, since some contractors are faster at pushing permits through than others.

Step 3: Marking Pier Locations and Excavation

With engineering approved, the crew marks each pier location along the foundation, typically spaced every five to six feet depending on the load calculations. Markings are usually done with painter’s tape or chalk rather than anything permanent, so siding and stucco aren’t damaged before work even begins.

Excavation comes next. Crews dig below grade at each marked location, exposing the footing so the crew can see exactly where the bracket will attach. Depth of excavation is usually just a few feet, enough to reach below the footing, not the full depth the pier will eventually travel.

Step 4: Driving the Helical Pier

This is the step most people picture when they hear helical pier installation. A hydraulic drive head rotates the lead section of the pier, which has the helix plates attached, straight down into the soil. As it reaches depth, extension sections, commonly three, five, seven, or ten feet long, are added one at a time until the pier reaches competent, load-bearing soil.

Depth is not a fixed number. Some piers reach adequate bearing capacity at seven or eight feet in dense soil, while others need to travel twenty feet or more in looser or sandy conditions. The crew monitors installation torque continuously during this step, since torque correlates directly with the soil’s load-bearing capacity at that depth.

Step 5: Torque Verification

A pier isn’t considered finished just because it hit a target depth. Installation crews log torque readings throughout the drive, and those readings need to reach a minimum threshold that corresponds to the required load capacity for that specific pier. If torque readings fall short at the expected depth, the crew keeps adding extensions and driving deeper until the numbers hold, which is why final depth can vary noticeably even between piers on the same house.

This torque logging is also the main quality control record for the job. A reputable contractor can produce these logs afterward to confirm each pier actually met its design capacity, not just that it was installed.

Step 6: Bracket Attachment

Once a pier reaches the required torque and depth, a steel bracket connects the top of the pier to the foundation footing. This bracket is the component that actually transfers the structure’s weight onto the pier, so proper attachment matters as much as the pier installation itself. A pier driven perfectly but poorly bracketed won’t provide the support the engineering called for.

Step 7: Lift and Stabilization

With brackets attached at every pier location, the crew can begin the lift phase if the repair goal includes correcting settlement, not just stabilizing the foundation where it currently sits. Hydraulic jacks apply controlled, even pressure across all piers simultaneously, raising the foundation back toward its original position.

Lift is not always complete or even desirable in every case. Older homes with drywall cracks, plumbing lines, or finished flooring that has settled into place for years can sometimes suffer new cracking if lifted too aggressively or too far. An experienced crew balances how much lift is safe against how much settlement actually needs correcting, and will explain this tradeoff before work begins rather than after.

Step 8: Backfill and Site Restoration

Once piers are set and any lift is complete, excavated soil is backfilled around each pier location and compacted. The final step is restoring the property to close to its original condition, regrading soil, replacing landscaping where possible, and cleaning up excavation debris. Full restoration to the exact prior landscaping isn’t always possible, particularly with mature plants or hardscaping directly above a pier location, which is worth discussing during the initial inspection rather than discovering afterward.

How Long Does Helical Pier Installation Take

Actual installation, the excavation through backfill portion, typically takes one to three days for a standard residential job with ten to twenty piers, depending on soil conditions and access around the house. The much longer variable is everything before installation starts. Engineering and permitting alone often add four to twelve weeks before crews ever arrive on site, which is why total project timelines are usually measured in months, not days.

What Affects Helical Pier Installation Cost

Cost is almost always calculated per pier location rather than by the foot of material used, typically running two thousand to three thousand dollars per pier in most markets, though this varies by region and current steel prices. Depth is the biggest driver within that range, since a pier that needs to travel twenty feet in soft soil requires more material and more labor time than one that reaches capacity at eight feet. Access difficulty, tight side yards, structures built over the excavation area, or utility lines nearby, can also add cost by slowing down excavation and equipment positioning.

Can a Homeowner Install Helical Piers Themselves

Helical pier installation for structural foundation repair is not a realistic do-it-yourself project. The hydraulic equipment needed to drive piers to proper torque is specialized and expensive to rent correctly, and more importantly, the engineering behind pier count, spacing, and depth requires calculations most homeowners aren’t equipped to make safely. Smaller helical anchors for light applications like deck footings exist in consumer-grade kits, but full foundation underpinning should go through a licensed foundation repair contractor with engineering support.
